As per the official support page for Steam, the needed room space is not that big at all.

A room space of 2 meters by 1.5 meters (or 6.5ft x 5ft) is needed for you to explore the HTC Vive VR experience.

For the base stations, on the other hand, the maximum distance between those is prescribed at 5 meters/6 foot.
